Key Responsibilities of the Role:

The BIM Manager is responsible for the leadership, management, and delivery of BIM and Digital Construction across designated projects. This role serves as the primary point of accountability for BIM implementation, model-based delivery, digital engineering, and information management throughout the project lifecycle.

The BIM Manager ensures all deliverables align with:

  • Employer’s Information Requirements (EIR)
  • Asset Information Requirements (AIR)
  • Project BIM Execution Plan (BEP)
  • Mercury BIM standards and governance procedures
  • ISO 19650

The role also drives innovation through Offsite Manufacturing (OSM), automation, AI-enabled workflows, digital fabrication, and advanced surveying technologies.

BIM Leadership & Digital Strategy

  • Lead and implement BIM and Digital Construction strategies aligned with project and business objectives.
  • Act as the primary BIM and digital engineering point of contact.
  • Define and manage BIM objectives in line with EIR/AIR.
  • Drive adoption of OSM, DfMA, automation, AI tools, and digital fabrication methods.
  • Promote innovation, standardization, and continuous improvement across the BIM function.

Team Management & Capability Development

  • Lead, mentor, and manage BIM teams across the project.
  • Plan and allocate resources based on program and construction needs.
  • Assess teams and subcontractors for BIM capability, digital readiness, and surveying capacity.
  • Support ongoing training and development initiatives.
  • Promote collaboration across BIM, design, construction, and manufacturing teams.

BIM Governance, Standards & Planning

  • Develop and implement the BIM Execution Plan (BEP).
  • Ensure compliance with ISO 19650, Mercury standards, and project requirements.
  • Manage information delivery plans (MIDP, TIDP, MPDP).
  • Oversee the Common Data Environment (CDE) and document control processes.
  • Support continuous improvement of BIM standards and workflows.

Model, Drawing & Data Management

  • Take full responsibility for the production, coordination, and quality of BIM models and drawings.
  • Oversee the development of 3D models, coordinated MEP layouts, technical drawings, BOMs, and procurement schedules.
  • Ensure alignment between models, drawings, schedules, and construction data.
  • Manage drawing registers, revisions, and CDE records.
  • Deliver BIM outputs aligned with construction sequencing and program requirements, including 4D BIM coordination.

Coordination & Technical Delivery

  • Lead multidisciplinary BIM coordination and clash detection efforts.
  • Facilitate coordination meetings and model reviews.
  • Establish workflows between BIM, design, and construction teams.
  • Resolve design and constructability issues while escalating risks as necessary.
  • Participate in client, design, and construction meetings to support project delivery.

OSM & Digital Fabrication

  • Drive BIM-enabled Offsite Manufacturing (OSM) and Design for Manufacture and Assembly (DfMA) processes.
  • Develop models for modular construction and prefabrication outputs.
  • Coordinate with manufacturing partners to ensure models are suited for production and installation.

Construction & Site Support

  • Support site teams in interpreting BIM models and implementing design intentions.
  • Coordinate with subcontractors and consultants to ensure correct installation.
  • Maintain up-to-date federated models reflecting current construction status.
  • Assist with construction-driven coordination challenges.

Surveying, Reality Capture & Digital Setting Out

  • Manage surveying, laser scanning, and reality capture processes.
  • Oversee digital setting-out using robotic total stations and site-print systems.
  • Prepare BIM data for site execution, ensuring alignment with as-built conditions.

Asset Information & Project Handover

  • Manage asset data from BIM models throughout the project lifecycle.
  • Ensure alignment between BIM models, asset registers, and construction status.
  • Deliver COBie and digital handover information in accordance with EIR/AIR requirements.

Automation & Emerging AI Technologies

  • Implement automation workflows to enhance efficiency and standardization.
  • Support AI-assisted tools for model validation, clash analysis, and reporting.
  • Identify opportunities to automate repetitive BIM processes.
  • Ensure compliance of all digital tools with governance and project requirements.

Quality, EHS & Site Compliance

  • Ensure QA/QC compliance for BIM deliverables.
  • Support project safety initiatives and EHS compliance.
  • Promote the safe use of digital tools and site technologies.
  • Conduct site engagement to ensure BIM implementation is aligned with construction activities.

Reporting & Communication

  • Produce weekly and monthly BIM reports covering progress, risks, constraints, and resource usage.
  • Escalate critical issues to senior management.
  • Maintain communication with stakeholders, consultants, and internal teams.
  • Prepare technical reports and presentations as required.

Essential Criteria

  • 5+ years of experience in a BIM Manager or Senior BIM role.
  • Strong experience in BIM delivery, Digital Construction, OSM, automation, and surveying.
  • Knowledge of ISO 19650 and BIM execution planning.
  • Strong leadership, coordination, and problem-solving skills.
  • Advanced BIM software knowledge.
  • Excellent communication and organizational skills.
  • Ability to work independently and collaboratively within multidisciplinary teams.
